Orbit Investments (Properties) Ltd have been granted planning permission to extend and subdivide a vacant unit at Summerfields village centre, as well as a change of use.
When the shopping centre was constructed in 1994/5 units F&G were let together as one combined unit for a restaurant but it has now been vacant for some time - having most recently been occupied by a Thai restaurant.
Permission has been granted to subdivide the unit into a maximum of four individual units (F, G, H and J) which would potentially allow the floorspace to be let to four separate tenants, or alternatively as one unit.
A change of use for A1 (retail), A2 (professional and financial services), A3 (food and drink) and A5 (hot food takeaway) has been granted for each of the four units and an additional B1 office use has been granted for Unit J.
Minor changes to the layout, required to facilitate the proposed extension and subdivision have also been approved - including partition walls, new doors and new paving outside units G and H to provide level access around the building. External changes include a glazed extension to the front to 'square off' the unit.
A number of conditions were placed upon the planning permission, including the following restrictions on opening hours, in the interests of neighbouring occupiers:
In A1/A2/A3 and A5 the hours of operation shall be limited to: 06:00 to 00:00 on Monday to Friday, 06:00 to 00:00 on Saturday and 07:00 to 23:00 on Sundays or public holidays.
In B1 use the hours of operation shall be limited to: 07:00 to 20:00 on Monday to Friday, 08:00 to 18:00 on Saturday and 08:00 to 18:00 on Sundays or public holidays.
