Plans for new 70-bed care home on site of BMW garage

Simply UK is proposing to develop a new 70-bed care home with associated visitor and staff car parking at the site of the Halliwell Jones BMW garage at 130 Manchester Road, Wilmslow.

A consultation is being held for local residents to view the proposals and provide any feedback to help shape the preparation of their planning application, which the company aims to submit in late December of this year.

The application site has been in use as a car dealership since the early 1980s, previously operating as a service station with garage facilities. The site has been extended and rebuilt on a number of occasions.

The Halliwell Jones BMW dealership is relocating to its new premises at Handforth.

The building will house all 'back of house' accommodation including commercial kitchen, laundry, staff changing facilities and plant room in the basement.

On the ground floor there will be the reception area, café and hair and nail salon along with a management office adjacent to, and overlooking, the entrance. This is the central focal point of the building from which access is provided to two wings of 20 and 14 ensuite bedrooms, each with their own dayroom and dining lounge; with external terrace, and ancillary support accommodation. There are 34 en-suite bedrooms on the ground floor with 29 of these having their own private patio.

The first floor plan follows the general arrangement of the ground floor plan; having two wings of 20 and 16 ensuite bedrooms and is accessed by two 13-person passenger lifts and a central staircase. Each dayroom and dining lounge has access to a balcony for residents.

Access for vehicles will be off Grason Avenue only, with additional pedestrian access off Manchester Road/Dean Row Road. 

Additionally there is proposed parking for 24 cars, including 2 disabled user spaces and 10 bicycle spaces.

Once completed, the care home will be operated by Morar Living; providers of residential, dementia, respite, nursing and palliative care. They currently operate 13 care homes with a further 4 homes due to open in 2024 and 3 in the early stages of construction.

The lack of care and attention resulting in several spelling mistakes in the attached consultation does not inspire me with confidence that similar lack of care and attention will be applied to the subsequent stages of the proposal. They were obvious to me following a cursory scan of the document.

24 car parking spaces is nowhere near enough. Many of those will be taken up with staff. Plus it's on a very busy crossroads! My mum was in Eden Mansions Nursing Home in Styal, and many of the visitors were there around the same time of day as they visited after work. In this situation the car park could easily be full and then where would visitors park, as well as having to negotiate the roads at rush hour? There is nowhere else to park? If these plans are passed it will be a miracle....oh but this is CEC we are talking about?!!

Two care homes in one day!

When I worked in Social Care (over 10 years ago), our team really struggled to get nursing placements locally, it was a dire situation. Over recent years more care homes have emerged locally which is beneficial if your loved ones need care. However they are VERY expensive with few taking Council funded residents. I hope these homes have the decency to provide care across the board for everyone , privately funded or Council funded without 3rd party top ups. There is a limit to the number of homes required though in close proximity.

It looks like the planners may be tempted to chose between this Halliwell Jones site and the Travis Perkins site on the other side of town; as both proposals are for new care homes.
Is there not already a recent new care home development near the Halliwell Jones site `?

I expect many of the residents will be those who have failed (or carefully planned not) to have sufficient funds for their care so as the number of these institutions expands locally expect your council tax adult care charge to increase considerably!!
