Plans to replace garages with houses approved

Plans to demolish a garage block off Buckingham Road and replace it with houses have been approved.

The garages were previously used by the residents of the properties located over the adjacent retail units. However, the residential portion of the adjacent buildings have been sold to private owners and the garages are currently unused. Instead the site is currently used for informal parking by approximately 20 cars.

Better Properties have been granted planning permission to build a pair of semi-detached dwellings over three storeys, with the master bedroom being within the roof space. Access is directly from Buckingham Road with off street parking of two spaces per dwelling.

There have been several previous application to replace the garages off Buckingham Road with houses. Initially, an application was submitted for three 3-storey dwellings on this site in July 2015, which was refused and the decision was upheld at appeal - mainly due to the height of the proposal being out of character with the area.

A new scheme was then submitted in January 2017 for three 2.5-storey dwellings which was granted planning permission. A subsequent application for two dwellings was also approved.

However, the planning statement submitted for these revised plans states "Further research was undertaken to fully gauge the character of the surrounding neighbourhood, referencing various house types and designs. Unfortunately, increases in cost meant the partial basement and the re-routing of services were no longer feasible, and so permission is now sought for two dwellings which require less groundworks."
