Plans for new cafe on South Oak Lane approved

Plans to change the use of a vacant laundrette to create a cafe have been approved.

In addition to changing the use of the ground floor, the scheme includes external changes and the creation of an external terrace seating area at 22 South Oak Lane in Wilmslow.

Updated - However, one of the conditions the planning permission is subject to is that, within 6 months of the development being approved, the cladding and external seating area to the front of the building shall be removed and the previous frontage re-instated. The reason for for the condition to ensure the development does not detract from the character or appearance of the surrounding area and accords with the approved plans.

The cafe will provide employment for two full time and two part time members of staff. The proposed opening hours are 8am to 7pm Monday to Friday, 8am to 6pm on Saturdays and 9am to 6pm on Sundays and Bank Holidays.

Wilmslow Town Council recommend refusal of this application on the grounds "of inadequate environmental health information and the detrimental impact on neighbouring residential properties on the grounds of noise and odours. In addition, there is inadequate parking provision in an area already experiencing parking conflict. The decking and cladding are out-of-keeping with the streetscene."

Objections were also received from 10 local residents who raised concerns regarding increased traffic, inadequate parking provision, increased noise levels and smells, the decking and cladding are out-of-keeping with the streetscene and the proposed opening hours are too long

As photographed here was created without planning permission. It was almost ready to go before concerned neighbours drew the attention of the council. A retrospective application followed with changes made over time. Finally approved, the hideous frontage will be removed and the original street scene restored. Whatever, neighbours have to live with what the applicants will wish to be a buzzy cafe. Far from the peaceful scene that is a feature of South Oak Lane.

This is a glaring example of wasting valuable time of hard pressed planning officers. At RoW we are opposed to retrospective applications of this kind
being accepted by the council. It is yet another way for an applicant seeking approval and, as ever, leaving neighbours feeling very badly done to, their amenities badly harmed.

I quite agree with the above objections. I drove past recently and the appearance stood out as a 'blot on the streetscape' - King Charles might have said something similar!
It looks cheap and naff so what's on offer has to be exceptional to be a success.
How come they have applied for planning permission to create an 'external TERRACE' when it appears already to be there? Who on earth would want to sit outside [winter is coming] by a road and have passers by watch them having a drink/snack? What's the world coming to that this is the best 'hospitality' business idea that anyone can come up with based on the expectation there are enough customers to make the whole thing financially viable and if it fails they will no doubt blame anyone other than their poor choice of business plan.

So who approved this plan?

While it is true that approval has been given for the cafe, it is a conditional approval. It is dependent upon the removal of the cladding and the decking area shown in the photograph. This removal is to be completed within 6 months and the external appearance of the property restored to the state is was before the cladding and decking were installed.

Why 6 months?
No pressure there then to change the appearance. I'm sure a request to leave it the same will be made before the 6 months are up with 'admirers' of the present blot giving support and a weak planning department giving in. Or the business won't last that long and not be able to afford to have it all removed. What are the bets it will still look the same in a year's time?

I think that any independently owned cafe serving good quality food and drinks is always an asset to any community. We need far more independent establishments like this. Get rid is the chains such as Costa and Starbucks. Great that the cladding has been removed as it should blend in with the surrounding architecture. Good luck to the owners and I look forward to visiting after a dog walk.

I seem to remember an independent cafe opening in Lindow Parade a few years back; as predicted it lasted weeks rather than months.

The original planning application and ludicrous wooden cladding has now been rightly removed - although it took numerous complaints by local residents to achieve this when the planning department should have dealth with it. But any cafe that does appear will cause chaos on the already extremely busy road, people will try to park directly outside or as near to the cafe as possible and it's create gridlock. Crazy decision by East Cheshire planning dept not to refuse this application
