Plans for 34 retirement apartments near town centre refused

Plans to demolish two large houses close to Wilmslow town centre and replace them with 34 retirement apartments have been refused by the Northern Planning Committee.

Churchill Retirement Living have been declined planning permission to demolish two detached homes at 17 & 19 Holly Road South and replace them with a three storey building containing 23 one, 10 two-bed and a three-bedroom apartment along with 16 parking spaces and communal facilities.

The development was restricted to someone aged 60 years or over with a spouse or partner of at least 55 years.
The scheme was refused for the following reasons:

The proposals fail to provide on-site affordable housing or open space and does not provide a mechanism to secure requisite affordable housing, health and open space and recreation contributions towards off site provision.

Insufficient information has been submitted with the application in order to assess adequately the impact of the proposed development on existing trees on site.

The proposed development would result in a lack of on site parking which would lead to on street parking pressure in the vicinity of the site to the detriment of the free flow of traffic.

Good to see this "too large" proposal being refused, but how can the council square this objection about "requisite affordable housing" with the also not very affordable development near Handforth Dean (the gated community, CCTV controlled, and crazily named "Sanctuary Wilmslow"). Although the Handforth one is built by "Jones' Homes", do different rules apply for them?

A good decision on the part of the Northern Planning Committee and well done to neighbours and Councillor Jon Newell who presented at the meeting. The lack of provision for on site affordable housing on the part of developers has to be resisted. Parking issues in Wilmslow are returning to pre covid levels. The shared walking cycling route from Wilmslow Station to Alderley Park runs along Holly Road South. All good reasons for refusing this huge development.

I do love it when they refer to " affordable housing". It implies that all the rest is "unaffordable" doesn't it?
