Developer to unveil plans for Adlington Road housing development

A property developer is inviting residents to view their plans for one of the sites that is proposed for development in the draft Core Strategy - which is currently the subject of a six week consultation.

Jones Homes are consulting on their plans for a residential development on land to the north of Adlington Road - identified as Site CS 25 in the Pre-Submission Core Strategy.

The proposal is to build houses on land which has been safeguarded for development for over 20 years and has now been identified in the draft Local Plan as a Strategic Site which could deliver 225 homes - with 175 homes expected during the early part of the plan period (2015-2020) and 50 homes expected during the middle part of the plan period (2020-2025).

Included in the proposals is opportunity to upgrade the public open space at Browns Lane to provide enhanced recreational facilities for all ages.

The flyer distributed to some local residents says "Each new home provides the Council with a New Homes Bonus to support local services and takes the Council closer to meeting their five year housing land supply.

"We would welcome your views on the development of this site. There will also be a second opportunity to comment, when the application is submitted for consideration to Cheshire East Council."

Residents are invited to one of the drop-in sessions to see the emerging plans at Dean Row Village Hall on Thursday 14th November between 3.30pm and 8pm or on Friday 15th November from 11am to 4pm.

Residents who are not able to attend can submit their comments via email to [email protected] before Monday 25th November 2013.

So from this prime location .... this is purely a sound business model from securing prime land site......... Obviously not for first time buyers......... just about the money.....

Enough said in previous threads........ Maybe the travelling community could use it in the interim then as well............ Come on councillors where is your voice and your actions now !!!

From today's national press: Prince Charles described the countryside as "the unacknowledged backbone of our national identity", adding, "it is as precious as any of our great cathedrals and we erode it at our peril".

Perhaps somebody at the meeting could raise this point with the developers?

By Cheshire East Council suitable site criteria, it fails. It's too far from most of key resources, eg doctor, supermarket, senior school, railway station. There is no bus service along Adlington Rd.
Access is also on a busy narrow road with a very narrow pavement. Walking and cycling along Adlington Road is dangerous, now, let alone with 220 more houses and probably twice as many cars.
This proposal is dead in the water, unless CEC are determined to use green fields used by our sheep farmers, with no nearby amenities.
Why wasn't it built on decades ago? It floods. Ponds and ditches must tell you something, plus the culvert beneath Adlington Rd running down to the river.
Wilmslow Town Council don't want it nor do most residents of Wilmslow.
It's a site better left for our farmers to use for their flocks. Grade 1 land has the highest priority. It must never be built on.
The two fields on the other side of Browns Lane, that have been set aside for possible future housing, are even farther away from amenities and fail even more CEC tests. Everyone living there would definitely use cars for transport. You wouldn't walk to anything, just like Summerfields, a previous Jones housing only site. Again these are grade 1 best quality fields, currently with sheep on. Beautiful pasture - a real asset to our town.
What's wrong with our country, that sane people want to destroy our countryside?
Tell CEC and Jones to leave well alone please.

It's not just the extra 200 - 400 cars from the new build with which Adlington Road will not be able to handle - which makes it a strange 'strategic planning location' - but the additional 900 - 1800 cars travelling from the new Woodford Village just along the road from this proposed site and who will all most likely want to shop in Wilmslow and use its services. The single car only route, from Adlington Road leading to Wilmslow, under the rail bridge at Wilmslow station already cannot cope much of the day.

Having been to the Jones Pre-Planning Consultation I can say that the consensus was that we were appalled. Cheshire East Council weasels unable to look us in the eye. Most certainly not representing the interests of Dean Row residents. Have all options been considered. No. Has the environment impact upon the residents been mitigated. No. Has the cumulative impact on the community been considered. No. Have our Human Rights been breached, if these plans come to fruition most certainly Yes. Under Article1 Protocol 1 HRA 1998 we have a right to peaceful enjoyment of our possessions and under Article 8 protection of private life and home. There should be a fair balance between the rights of the individual property owner and the rights of the community. Oh yes its fair to say we are a little upset. Will we roll over and go away Not on Your Nellie Mr Jones.

Exactly who is running this county?

With perfectly good brownfield sites laying untouched and another 2100 properties already approved but going nowhere why invade the countryside?

I am bombarded with reaction from enraged residents but not a single peep from a CEC Councillor.
Where are they when they are needed? I'd be really interested to know how many of them showed up at today's meeting to represent their voters. Did they reflect the anger felt by their constituents?

Did you feel your Councillor was fighting for you?

But surely the question they must be asking themselves is ....... Am I doing the very best for the people I represent?

The colour of the political party is immaterial..... Existentialism becomes reality....., Actions speak loader than words, Right is Right and Wrong is Wrong..... Is it unreasonable to expect a level of service from councillors to protect the consensus of opinion...??

No wonder so many members of the public are disenchanted with those allegedly in politics to protect the rights of their electorate.... You decide.......

Do I detect some element of developer planning permission banking ie obtaining PP for 'protected' and 'greenfield' sites before a Local Plan exists, without building before the good times roll?
IMO any developer/builder should be refused PP if they have already land banked enough land for latest planning application, and any PP granted after final appeal, building should be commenced within 12 months, otherwise land reverts to original status.

CEC may be more concerned with local govt ombudsman investigation, and cost implications, of their unilateral decision to suspend green waste collections for 4 months without adequate consultation.

I was at both meetings with the proposed developers for several hours on both occasions, at no time was there anyone from CEC that I was able to speak to or discuss what they thought of these proposed plans.

When questioning the developers they said they had sent flyers round to all residents within a 250m radius of the proposed site - speaking to residents on Hollies Lane which is going to be opposite they were not aware of any meeting at all!

When looking on the CEC planning website for the EIA (environmental impact assessment) no 13/3736S - it states that a decision has been made???? when did that happen??

The actual plan for so many housing is astounding. All current residents on Browns Lane and Overhill Drive, are going to have the high density properties within 30ft of the fence line. Whilst the newer homes in the centre of the development will have large gardens and open views of the updated park!!

I really must answer Nick Jones' comment above (@ Vic Barlow: I think you raise a superb point Vic as to RoW being convinced their councillors are fighting on behalf of their respective electoral supporters........) and attempt to put him clearly in the picture.

Residents of Wilmslow (RoW) does not have a Cheshire East councillor. We have a recently elected Wilmslow Town councillor, Councillor Phil Enstone, who did attended the Jones' Adlington Road development proposals.

Be assured Mr. Jones, RoW is committed to fighting each and every Green Belt site earmarked by Cheshire East in the current Pre-Submission Core Strategy for development, both during the lifespan of the new Local Plan to 2030 and to "safeguard" other sites targeted for future development.

RoW is in the process of a detailed study of the Pre-Sub Core Strategy documents, some 1640 pages, and will be issuing its views and guidance within the next seven days, to assist the public to post comments on the CE portal or view email or post.

In addition Mr.Jones, you may be assured that RoW is apolitical.

Incidentally, following Thursday evening's Adlington Road exhibition, RoW opened its doors to the electors via its first monthly surgery. This invitation to discuss electors' concerns was accepted by a number of people. Far from Nick Jones' assertion that RoWs councillor is not "fighting on behalf" of the electorate, the opposite is patently true.

RoW believes it is more acceptable to the electors for them to be able to sit face to face with their councillor. Some political parties prefer posting leaflets telling the electorate what it has "achieved"! Residents of Wilmslow believes the electors should be telling us what they require of us to assist them.

Hence RoW will be holding monthly surgeries at Dean Road Chapel every second Thursday of the month at 7p.m. The next surgery will be on the 12th December.

"Coming to a field near you." Clear warning to the people living in Upcast Lane, Cumber Lane, Lindow Fold Drive and those who will be affected at Prestbury Road. I hope these people will object in great numbers to the CEC proposal to remove their land from the Greenbelt in the name of "Safeguarding." - Meaning of this term: Safeguarding for future development. It is your turn next - mine too.

I too visited the Jones presentation in Dean Row last week along with other people from RoW. What was very clear over the two days was that local people attending were angry and upset at what they see being planned for their agricultural green fields particularly as they know from RoW that the 225 houses being proposed are not needed in order for 400 units across Wilmslow 2010 - 2030 to be very achievable using brown sites, mixed sites and sites previously developed.

In January this year CEC and RoW agreed 170 houses are possible on brown sites between 2010 and 2030. Since then 31 planning applications have been approved. Thus half of the number required by 2030 is already accounted for. At the current rate over 500 houses look very possible by 2030. Job done!
