Plans to replace garages with row of houses approved

Plans to demolish a garage block off Buckingham Road and replace it with houses has been approved.

Planning permission has been granted to knock down the single-storey block of five garages at the rear of Lindow Parade and replace it with three houses.

Better Properties plan to build a terrace of three dwellings, with two storeys at the front and two and a half storeys to the rear. They will all have 3 bedrooms.

Off-street parking for two vehicles per dwelling will be available at the front of the properties with private gardens to the rear.

The scheme was revised as Better Properties were refused permission for three 3-storey dwellings on this site in July 2015, on the grounds that the development would have a harmful impact upon the Buckingham Road street scene and the character of the surrounding area.

This development was built by a tricky local in the 1960s and in the process he managed to backdate the short (99 or 125 year) leases on completion. As they are mixed residential and commercial the residents have no right under present law to force the freeholder to sell them their lease/freehold and have to pay handsomely to extend their leases. The 10 garages would have been part of the planning permission and intended to be the parking for the 10 residential properties.I presume that the current freeholder who appears to have claimed that the garages are unused has not informed the palnning committee that they are unused only because they refuse to let them although there is plenty of demand. The planning committee were made aware of this in one of the objections. In granting this application the council have set a precedent as the parking for the existing properties will now be almost none existent and presumably this will be used in future applications. In not examining this application thoroughly the planning committee is naive at best and colluding at worst.The abuse of freehold has been widely reported in the media recently and this is a further example of capitalism at it's worst! I wait to be corrected.
