Revised plans to replace garages with three houses

garages

Revised plans have been submitted to demolish a garage block to the rear of Lindow Parade and replace it with three houses.

The single-storey block of five garages is located within an area of car parking and fronts onto Buckingham Road. It is currently unused, having previously been for use by the residents living above the adjacent retail units.

Better Properties' proposal is for a terrace of three dwellings, with split levels of two storeys at the front and two and a half storeys to the rear. They will all be 3-bedroom properties with the top floor bedroom in the roof space.

Dedicated off-street parking will be located to the front of the properties, providing space for two vehicles per dwelling, and there will be private gardens to the rear.

Better Properties submitted an application for three 3-storey dwellings on this site in July 2015, planning reference 15/4692M, which was refused on the grounds that the proposed development, by virtue of its height and scale, would have a harmful impact upon the Buckingham Road street scene and the character of the surrounding area.

This decision was upheld at appeal with the main issue being the effect of the development on the character and appearance of the area.

The revised plans can be viewed on the Cheshire East Council website by searching for planning reference 17/0150M. The last date for submitting comments is February 8th and a decision is expected by 6th March.

Here we go again. That junction is already a joke, i wouldn't live there but somebody will.
It would be nice to see off road parking for shopping, but no money in it. Keep on cramming those house in.

Excellent use of a rather scruffy brown-field site.

Do all these "windfall" sites get totted up and deducted from the green-belt "requirement"?

Having lived in the flats for the last 6 years, I contacted Better Properties to rent a garage but was told there are none available, this is dispite the sign stating there are garages for rent, Better Properties want the garages empty so the building application can be passed, If passed, the plan would leave the residents of the flats with no parking and this can only add to the already overly congested parking issues in the area,

Sorry Pete, no. They could do but Cheshire East wants sites of 150 or more out of the Green Belt for development this time round. Mr Pratt seems to be happy with this with what is achieved on small brown sites giving flexibility. RoW figures predict 1500 houses will be built in Wilmslow by 2030, 600 above calculated need. RoW figures are consistently more up to date than CEC's and more accurate.

Surely the original planning application for Lindow Parade indicated these garages and the space to the rear of the shops as for traders and residents vehicle parking. Hopefully the CEC planners will check? In which case, what alternative parking arrangements are proposed by Better Properties to comply with the original planning approval?

Wouldn't it be better for Betterhomes to build about 60 or 70 flats on the site like the planners have allowed on every other square inch of Wilmslow towns little brownfield bits. We can then have some more nice shadows, as well as hundreds more cars coming in to the town. There were some gaps in the Friday afternoon traffic queue yesterday which could be filled, we also have room for more potholes, and the health centre is perfectly positioned in the shadow of the new " living experience" development , to check on the ever increasing number of asthmatics in the town.
Come on planners don't hold back now.
