Planning application submitted for development of Alderley Park

An outline planning application has been submitted to Cheshire East Council for the proposed development at Alderley Park.

Full planning permission is being sought for the demolition of a number of buildings and the development of a mixed-use scheme which includes 38,000 sqm of laboratory, offices and light manufacturing floorspace - in addition to over 100,000 sq m of space for life sciences which is already in place - and could in time, secure as many as 7,000 jobs.

The scheme aims to deliver up to 275 new homes (up to 60 of which may be retirement homes) which will help fund the necessary investment required for the science campus.

Alongside the housing a new village hub will offer complementary uses such as a shop, cafe, restaurant, pub, creche and a hotel with up to 100 bedrooms.

Sport and recreation facilities form part of the proposals, including an indoor sports centre of up to a 2,000 sqm, which will be open to the public for the first time and the local community will be able to use the existing footpaths, woodland and heritage parkland.

Additionally approval is being sought for up to 14,000 sqm of multi-storey car parking, providing up to 534 spaces, a waste transfer station of up to 900 sqm, landscaping and other associated infrastructure.

The application follows public consultation where the owners of Alderley Park, Bruntwood and Manchester Science Partnerships (MSP), discussed the proposals with the community and local representatives.

Rowena Burns, Chief Executive Officer of MSP said "The planning application which has now been submitted would see the creation of a long-term internationally important bio science campus, adapting the facilities at Alderley Park to accommodate a community of large and small, regional, national and international life science companies.

"From the public consultations that we have held, it is clear that Alderley Park has played an important role in many people's lives over the years and we have had a lot of interest in the proposals. It is encouraging that the response the proposals have received from the local community has been very positive. People want to see a successful future for Alderley Park, which builds on its achievements and international reputation. Also, as a facility it is the case that neighbours are pleased to see the park being opened up for local people to enjoy the sport and recreation facilities, along with the existing footpaths and routes through the site.

"A number of useful comments have been received and the development team have worked to accommodate the ideas raised. We would like to thank everyone who has participated in the consultation so far. As long-term owners and investors we are keen to work with the community to ensure that the new Alderley Park is successful both commercially and as a community asset."
