Plans for retirement apartments revealed

PegasusLife held a public exhibition on Thursday, 4th September, for their proposals to build retirement apartments on the former council office site.

The exhibition was attended by 149 local residents who viewed proposals to build 84 apartments on the Remenham site off Chapel Lane.

The proposal is to remove the two existing buildings and replace them with one four storey building with a parking space for each resident to the north of the site. Plans also include a central community courtyard and a new entrance/exit from Alderley Road.

Access and routes to the adjacent health centre will remain as existing.

A spokesperson for PegasusLife said "We are in the process of reviewing the feedback from the public consultation and determining next steps, the planning application will be submitted this year. "

I didn't attend the exhibition, but it is a good site close to all amenities. Just one word of advice, - flatroofs are usually not a good idea here.

The proposed blocks are actually five storeys, not four. By way of comparison the current CEC offices are two storeys high. The illustrations provided in the Pegasus Life documents are not to scale.

When the planning application is submtted it will be interesting to see how many car-parking spaces are proposed, at the exhibition, there was vague talk of an "underground stacking solution, as used at Heathrow Airport and in some large London Hotels!".

Looks good,but I would be very concerned at elderly resident motorists,pulling out into the fast traffic coming off the roundabout,into Alderley road.It is bad enough pulling out of Chapel lane and Alderley road,with a good long view to the right.
This is a bad blind spot.

One four storey flat roofed building with communal areas and 21 apartments on each floor. Sounds attractive. 80 or so parking spaces no doubt rented to the occupants not owned possibly confusing planning permission. Another few hundred vehicle movements per day when there is almost gridlock morning and evening and hundreds of school kids walking past twice a day. The best use of this land would have been to concentrate all town centre health care on one site freeing the three health businesses on Alderley Road. I know two are private but they are mainly consulting rooms which the new facility could rent to the private sector. Where was this when the local plan was discussed?

The plans show that the proposal has one entry & exit point to Alderley Road. Planners must be aware that this is a main access route to Wilmslow Town Centre and a very busy road between 7am and 7pm. Not only will this cause further congestion but based on the problems experienced exiting Cavendish Mews (opposite where they are proposing the exit) will create further dangerous traffic situations. The site is currently well served with access via Chapel Lane and exit to Bedells Lane. Surely a sympathetic design plan could be produced to maintain these access points.
Car Parking Provision
We were told at the public meeting that the development is to comprise a mix of one & two bed apartments to a total of 84 units and that a total of 84 car parking places would be provided on site, - one per unit. Totally inadequate for a development in such a socio economic area where car ownership by mature adults runs at higher than the national average. Not only will 84 places likely be insufficient for the residents, but no allowance has been made in the proposals for visitors, staff, health workers, tradesmen and deliveries. Currently car parking is a very emotive and serious concern in South Wilmslow with considerable illegal on street parking taking place and the proposed ratio of car parking places to housing units will only add to the existing problem. Hopefully the planners will show some sense and insist on alterations to the plans to create a more suitable development
